Victorian and Edwardian, block after block

Oranjezicht runs to classic Victorian and Edwardian architecture along tree-lined streets with mature gardens — a more settled, lower-slope counterpart to Higgovale's steeper, newer-built stands above it. The lower half of Oranjezicht sits inside the City Bowl's heritage protection overlay, and a conservation panel acts specifically for this suburb alongside Higgovale, Gardens and Tamboerskloof, so exterior work on an older facade here is worth checking before it's specified, not after.

The same sun, a gentler slope

Oranjezicht catches the same west-facing afternoon problem as the rest of the upper Bowl — Cape Town's summer sun sets south of due west and keeps dropping through the afternoon — but the gentler grade here means more gardens and mature trees doing some of the shading work that Higgovale's steeper stands often lack. Where the trees don't reach, the same order of effect applies: exterior shading first — a folding-arm awning over the stoep — then sunscreen roller blinds behind the glass, and motorisation so it happens on schedule.

A structure over 60 years old changes the conversation

Under the National Heritage Resources Act, altering a structure older than 60 years without a permit isn't allowed, and Heritage Western Cape is the provincial authority that grants them.
